Buyers often judge a property on the exterior appearance of the building(s). This can rule out a sound property in a hurry if you pass judgment too quickly. I recently sold an apartment building that wasn't the prettiest and didn't have the most updated features; however, it did have an owner who fixed the mechanics of the building with long-term stability in mind. A common misconception among real estate rookies is that when buying a home, you call the agent whose picture and info is shown on the for sale sign, the handouts and flyers. But this is not the right step! Those people looking to purchase a home need to find a buyer's agent to represent themselves. Two items I continually see homeowners updating their homes with are painting walls and installing new tile. These are both good ideas, but if you're a novice, consider hiring a professional to do your painting.
